Summary
BGIS seeks an environmental consultant in Ottawa, ON to review designated substance reports, perform visual surveys and sampling of a basement, four ~2000 m2 office floors, mechanical penthouse and roof, confirm asbestos/lead presence, deliver floor‑by‑floor tables, annotated floorplans, photos and update the building Asbestos Management Plan to PSPC standard.

The consultant will perform a comprehensive review of all available designated substance reports (DSR) and summarize where materials have been confirmed to contain levels of asbestos to be considered ACM in Ontario, as well as any levels of lead that may require precautions for construction workers. A visual survey will be completed of each 1 basement and 4 2000m2 office floors (including plenum areas), mechanical penthouse and roof area to identify suspect materials (such as, but not limited to mastic, drywall joint compound, insulation, firestopping, paint, etc) with sufficient samples taken from areas on each floor with the intent of positively confirming or ruling our materials as ACM/lead on a floor by floor basis. The consultant will also evaluate all fitup plans and as-builts in order to identify which materials (such as walls, insulation, etc) that were either specified as asbestos/lead free or are otherwise of sufficient recently to be presumed noncontaining and use this information in developing the testing plan. All of the findings will be reported on a table format on a floor by floor and material by material basis together with reference to specific sources of information (eg historical lab references or current program sampling), the table will be included in the report and as an Excel file; the findings will also report with floorplans showing all walls, flooring materials that do and do not contain lead/asbestos (eg non-ACM walls are green and ACM walls are red, etc), confirmed ACM pipe insulation will be shows as lines running through the floorplans, together with the locations of current/historical sampling as the case may be. Photos of all new samples will be taken and included in the report. The building asbestos management plan (AMP) will be updated to the latest PSPC standard. The intent of this project is to indicate as many locations where lead/ACM precautions would NOT be required for most maintenance/remodels.
